You have the possession letter, the keys are coming, and the gruhapravesam date may already be fixed. Then you walk into an empty flat with bare windows, no wardrobes and a kitchen that is only a granite slab. That gap between handover and move-in is where most families lose weeks, usually because the trades turn up in the wrong order.

We plan that gap for you. One free visit to measure everything, one written sequence, and the work done in an order that doesn’t make the curtain fitter wait for the carpenter. If you only need windows dressed, start with our custom curtains in Hyderabad; if you want the whole flat done, read on. And if you’d like to understand the process before calling anyone, our new home furnishing guide for Hyderabad walks through it from possession letter to gruhapravesam.

What does a builder hand over, and what do you still need?

Builders in Hyderabad hand over a finished shell, not a furnished home. The listing for Rajapushpa Provincia in Narsingi, for example, specifies vitrified tile flooring, a granite kitchen platform and a stainless steel sink (Housiey project page), and says nothing about window coverings or storage. That pattern is typical of the big West Hyderabad towers.

Check your own sale agreement. Specifications change between projects, and sometimes between phases of the same project.

The right order: from possession letter to gruhapravesam

Most delays come from sequence, not from slow workers. Here’s the order we follow for a typical apartment:

  1. Week 0 to 1: Inspection and measurement. Snag the flat with the builder, then measure everything on the same visit (our flat handover checklist covers both).
  2. Week 1 to 2: Decide and order long-lead items. Wardrobes and the kitchen go into production first. Confirm extra electrical points, including a socket at the head of any window you might motorise later.
  3. Week 2 to 4: Ceiling and electrical. False ceiling framing, with wooden backing wherever a curtain track will hang from it.
  4. Week 3 to 6: Carpentry. Wardrobes, kitchen and TV units installed, then a paint touch-up.
  5. Week 5 to 7: Floors and walls. Any new flooring, then wallpaper or panels.
  6. Week 6 to 8: Soft furnishings last. Curtains, blinds, mesh and grills, then a final clean.
Eight-week timeline from possession letter to gruhapravesam: inspect and measure, order, ceiling and electrical, carpentry, floors and walls, then curtains, blinds and mesh last, with wardrobes and kitchen made off site in parallel
Wardrobes and the kitchen are ordered in week 1 to 2, so they are being made while the ceiling and electrical work happens. Soft furnishings go in last.

Essentials only (curtains, blinds, mesh) can be done in two to three weeks. Our week-by-week gruhapravesam furnishing timeline breaks this down further.

What happens on the handover-day measurement visit

If your builder allows a pre-handover inspection, we can come along; otherwise we meet you on handover day. On that visit we:

  • Measure every window and sliding door for curtains, blinds and mesh, including ceiling height and the gap from the frame to the side walls.
  • Measure each bedroom wall and alcove for wardrobes, and the kitchen for cabinets and appliance spaces.
  • Check the things that change our work: sliding doors that don’t close flush, uneven sills, damp patches near windows, and where the electrical points actually sit.
  • Note which windows face west. In Hyderabad, those rooms get the harshest afternoon sun and usually need a blackout or dimout layer.
  • Bring fabric, blind and laminate samples so you can see them in your own light.

Packages by flat type

We scope packages by what each home actually needs. Prices come after the visit, because two 3BHKs in the same tower can have different window counts.

Flat typeUsual scopeTypical additions
2BHKLiving and two bedroom windows, mesh, two wardrobes, modular kitchenBalcony blind, one wallpaper wall
3BHKAll windows, mesh throughout, three wardrobes, kitchen, balcony blindsFalse ceiling in living room, TV wall panel
4BHKAll of the above plus study and guest room storageMotorised curtains and blinds for large glass, wall panelling

High-rise specifics: glass, wind, sun and facade rules

Towers of 30 to 40 floors bring problems that ground-floor homes never see.

Floor-to-ceiling glass and west sun

Full-height sliding doors let in a lot of heat on west and south faces. We usually pair a sheer for daytime with a blackout or dimout curtain, or a roller blind behind a curtain. Ceiling-mounted tracks need wooden backing inside the false ceiling, which is why we talk to your ceiling contractor early.

Wind at height

Open a sliding door on the 25th floor and a loose roller blind turns into a sail. We use weighted bottom rails, side channels on balcony blinds, and avoid lightweight slatted blinds near doors you keep open. More on this in our guide to high-rise window solutions.

Facade and association rules

Many communities control anything visible from outside: grill design, mesh frame colour, balcony blinds. Ask your facility office for the fit-out guidelines before ordering. Our guide to gated community interior rules lists what associations usually ask for.

NRI owners: furnishing from abroad

If you’re working overseas, you don’t need to fly in. A relative or your property manager holds the keys and meets us for the measurement visit. We can share photos and video on WhatsApp, and you approve a written, itemised quote before anything is made. Your representative signs the association’s forms and arranges visitor passes; we tell them beforehand what the facility office usually asks for.

Hyderabad corridors with homes being handed over (as of October 2026)

Most new supply is in the west and north. Anarock’s Q1 2026 Hyderabad report counted about 19,300 units launched in that quarter. Its West zone (Gachibowli, Kondapur, Tellapur, Kokapet and others) took 56% of the new supply, and the North zone, which includes Bachupally and Miyapur, took 30%. The projects below come from public listings as of October 2026; they’re not a list of our jobs. Portal dates change, so check your project’s Telangana RERA record.

West: Kokapet, Narsingi and the Financial District

  • Kokapet and Neopolis: Housiey’s Kokapet listings, as of October 2026, mark several towers ready, including ASBL Spire and Ramky One Astra, with the nearest dated projects due between December 2026 and December 2027 (Housiey Kokapet).
  • Narsingi: Rajapushpa Provincia (11 towers, 4B+G+39) lists a target possession of September 2026 and a RERA date of January 2027 (Housiey).
  • Financial District: listed possession dates include Sumadhura Olympus (January 2027), ASBL Spectra (May 2027) and DSR Skymarq (December 2027) (Housiey Financial District).

North-West: Tellapur, Kollur and Bachupally

  • Tellapur: My Home Sayuk has 12 towers of G+39 and 3,780 units. The developer’s construction-status page, which shows a 1 October 2026 update, marks every tower “Handover’s & Fitouts works are in Progress” (My Home Constructions).
  • Kollur: GHR Callisto (1,190 apartments in four towers) began Phase 1 handovers in June 2026 (The Realty Today).
  • Bachupally: a mix of newer gated communities and mid-rise blocks in Anarock’s North zone, with possession dates that vary project by project.

What decides the cost

We don’t publish a flat rate for a new home, because the scope varies too much. The quote depends on:

  • Number and size of windows, and whether ceilings are standard or double height
  • Curtain fabric grade, lining and track type; blind type; any motors
  • Wardrobe and kitchen board grade, shutter finish and hardware
  • False ceiling area and lighting, flooring changes, wallpaper or panels
  • Access: high floors, lift booking windows and association work hours

You get a fixed, itemised quote after the free visit, so you can drop or phase items.

Care in the first year

New flats are dusty for months while neighbours fit out. Keep curtains tied back and blinds rolled up during your own neighbours’ work, vacuum mesh every few weeks, and expect to wash sheers more often in the first monsoon. Wardrobes near bathroom walls should be checked once after the first heavy rains.

How it works

  1. Free handover-day visit We meet you or a family member at the flat, note snags that affect furnishing (sliding tracks, damp patches, uneven sills), measure every window, wall and alcove, and bring fabric and laminate samples.
  2. Room-by-room plan You get a written scope for each room and a sequence: electrical changes first, then ceiling, carpentry, flooring, wall finishes and soft furnishings last.
  3. Association paperwork We list what your association or facility team will ask for, such as grill or mesh design, balcony blind colour, work hours and lift booking, so work is not stopped midway.
  4. Fabrication in parallel Wardrobes and the kitchen go into production first because they take the longest. Curtains, blinds and mesh are made while carpentry is being fitted.
  5. Installation in the right order Ceiling and carpentry, then flooring and walls, then curtains, blinds, mesh and grills, so fabric never sits in sawdust or paint.
  6. Walk-through and handover We show you how tracks, motors, mesh rollers and wardrobe fittings work, and clear our packing and offcuts before we leave.

Frequently asked questions

When should I start furnishing a new flat in Hyderabad?

Start planning new home furnishing the week you receive the possession letter, and book the measurement visit for handover day or the days right after. Wardrobes and modular kitchens take the longest to make, so their measurements should be final within the first one to two weeks. Curtains, blinds and mosquito mesh are measured on the same visit but fitted last, after painting and carpentry, so they stay clean. Starting this early is what lets most families finish before their gruhapravesam date.

What do builders in Hyderabad usually hand over in a new flat?

Most Hyderabad builders hand over a flat with floor tiles, painted walls, a granite kitchen platform with a sink, bathroom fittings, doors, windows and concealed electrical and plumbing lines. Listings for large West Hyderabad projects rarely mention curtains, blinds, wardrobes, kitchen cabinets, mosquito mesh or balcony grills. So a new home owner usually still needs window coverings, storage, kitchen cabinetry, safety grills or invisible grills, light fittings and any wallpaper or panelling. Always check your own sale agreement, because specifications differ between projects and even between towers.

Can you measure my flat before the builder hands it over?

Yes, if your builder allows owners into the flat before formal handover. Many builders arrange a pre-handover inspection visit, and we can join you on that visit to measure windows, walls and alcoves. If access is only given on handover day, we measure then. Measurements taken before final painting or sill work may need a quick recheck, so we confirm critical sizes for wardrobes and kitchens once the builder's finishing work is complete. The measurement visit is free.

How long does it take to furnish a new 3BHK flat before moving in?

A new 3BHK in Hyderabad usually takes about six to ten weeks from the first measurement to move-in when the scope includes wardrobes, a modular kitchen, curtains, blinds and mosquito mesh. Essentials-only work, such as curtains, blinds and mesh, can be ready in two to three weeks. False ceilings, wall panelling, flooring changes and association work-hour limits add time. A written sequence agreed at the start is the biggest factor in finishing on schedule.

Do I need my association's permission for grills, mesh or balcony blinds?

Often, yes. Many gated communities in Hyderabad control anything visible from outside, including balcony grills, invisible grills, external blinds and the colour of mesh frames, so the facade stays uniform. Associations also set interior work hours, lift booking and debris rules. Ask your facility management office for the fit-out or interior guidelines before ordering anything that faces outward. We help you prepare the details they usually ask for, such as design, colour and fixing method.

Can NRI owners get their Hyderabad flat furnished without travelling?

Yes. NRI owners can furnish a new Hyderabad flat without travelling, as long as someone local can hold the keys and sign for access with the association. We do the measurement visit with that person, and we can share photos and video on WhatsApp so you see the flat and the samples from abroad. A relative can look at physical fabric samples on your behalf. You approve a written, itemised quote before anything is made. Naming one family member who can approve small changes quickly saves days.

What decides the cost of furnishing a new flat?

The cost of new home furnishing depends on scope and materials rather than flat size alone. The main drivers are the number and size of windows, curtain fabric grade and lining, blind type and any motorisation, wardrobe and kitchen board grade (plywood, HDHMR or MDF), shutter finish (laminate, acrylic or PU), hardware brand, false ceiling area and wall finishes. High floors and double-height villa windows add access work. You get a fixed, itemised quote after the free home visit.

Do you work in new gated communities in Kokapet, Tellapur and Kollur?

Yes. Baaft Decor is a doorstep service covering Hyderabad, including the western and north-western corridors where many new towers are being handed over, such as Kokapet, Narsingi, the Financial District, Tellapur, Kollur and Bachupally. There is no showroom; we bring samples to your home and measure on site. Book a free visit on WhatsApp at +91 98499 17494 with your community name, tower and possession month so we can plan around your handover date.
