What our false ceiling service covers
A false ceiling is a second ceiling hung a few inches below the concrete slab. It hides wiring, beams and AC pipes, and it gives you somewhere to put cove lighting and downlights. We design and install them across Hyderabad as a standalone job or as part of full-home interiors, and we handle the lighting layout with it rather than leaving it to guesswork on site. Our complete home interior design guide shows where the ceiling sits in the order of a full-home job.
Types of false ceiling compared: gypsum, POP, PVC and grid
| Type | How it is built | Best for | Watch out for |
|---|---|---|---|
| Gypsum board | Factory-made boards screwed to a galvanised steel frame, joints taped and finished | Living rooms, bedrooms, dining, most apartments | Water from leaks above stains and weakens it |
| POP (plaster of Paris) | Mixed on site and applied over mesh and a frame | Curves, domes, detailed mouldings | More wet work and dust; finish depends on the crew |
| PVC panels | Interlocking plastic panels clipped to a frame | Bathrooms, utility, covered balconies | Can look plain in main rooms; may warp near heat |
| Grid (2×2 ft tiles) | Mineral fibre or gypsum tiles dropped into a metal T-grid | Offices, shops, any space needing access above | Looks commercial in a home |
| Wooden or veneer slats | Slats or panels fixed to a frame, usually as an accent | Strip above a bed, TV or dining table | Needs dry conditions; adds cost |
For most flats, we recommend gypsum in the dry rooms and PVC in the wet ones. POP still makes sense when you want sculpted curves, but only with a crew you trust, since workmanship decides the finish. Our gypsum vs POP vs PVC ceiling guide goes deeper into each.
Which false ceiling suits which room
Living and dining. A peripheral gypsum ceiling with a cove of warm LED strip is the most common choice in Hyderabad apartments, and for good reason: the centre stays at full height, and the cove gives soft evening light without glare. Add a few downlights over the dining table and a curtain pocket along the window.
Bedrooms. Keep it simple. A single-step peripheral drop or a flat ceiling with one profile light is enough. Heavy, layered bedroom ceilings date quickly and collect dust.
Kitchen. Use moisture-resistant gypsum, and plan the chimney duct route before framing. Grease and steam are hard on ordinary board; Gyproc lists kitchens and bathrooms among the intended uses of its moisture-resistant board. PVC is moisture-resistant and suits bathrooms and balconies, but avoid it directly above the hob, where moisture-resistant gypsum is the safer choice.
Bathrooms and balconies. PVC, or aluminium in bathrooms. No gypsum over the shower. On top-floor balconies that bake in May, we steer people towards lighter-coloured PVC or leave the slab painted.
Offices. Grid ceilings, because you will need access above for data cabling and AC servicing. See our office furnishing work.
Hall and bedroom false ceiling designs that age well
- Peripheral cove: a border drop with hidden light, centre open.
- Floating island: a raised panel over the bed or sofa with light around its edge.
- Stepped or coffered: two levels, best in large halls and villas with height to spare.
- Linear profile lights: flat ceiling with slim recessed light lines, clean and modern.
Our false ceiling designs for the hall and bedroom show each of these in more detail.
Plan lighting, fans, AC and curtains before boarding
Most ceiling regret comes from things decided too late. Before boards go up, we fix the colour of light (warm 2700 to 3000K for bedrooms and living rooms, neutral 4000K for kitchens), mark every downlight, and leave access points for LED drivers so a failed driver doesn’t mean cutting the ceiling. Fan rods are fixed to the slab through the ceiling, never to the frame. Split AC pipes and drain lines are routed and tested.
Curtains matter too. A ceiling pocket hides the track and lets curtains fall from ceiling height, which makes windows look taller. That pocket, and the wooden backing the track screws into, has to be built with the ceiling, not added later.
How long false ceiling work takes
For the living room and bedrooms of a 2BHK or 3BHK, gypsum framing, wiring, boarding and jointing usually take one to two weeks. POP takes longer because of wet work and drying. Painting and light fitting follow. An occupied home, or strict community working hours, adds a few days.
What decides the cost
We don’t quote per-sq-ft figures here because the design changes the number a lot. The main drivers:
- Material: gypsum, POP, PVC, grid, or moisture-resistant board
- Area covered, and whether it is peripheral only or full ceiling
- Design complexity: layers, curves, coves, curtain pockets
- Number and type of lights, profile channels and drivers
- Height and access (double-height villa ceilings need scaffolding)
- Whether painting is included
You get a fixed, itemised quote, room by room, after the free site visit. The false ceiling cost guide explains each factor.
How to check a false ceiling at handover
Switch on the cove lights at night and look along the ceiling, not straight up. A good job shows:
- No visible joint lines under raking light, and no screw heads showing through paint.
- Straight edges. Hold a torch flat against the cove edge; waves and dips show up immediately.
- Even cove light without bright dots, which usually means a diffused or COB strip was used and the strip sits far enough back in the pocket.
- Lights centred to furniture, not just to the room. The dining pendant should sit over the table, not the room’s middle.
- Access points near LED drivers and AC joints, so future repairs don’t mean cutting the board.
We walk you through this check before we close the job, and fix anything that fails it.
Care and maintenance
Dust the cove with a soft brush every few months. If you see a brown stain or a sag, find the leak first (usually the bathroom or terrace above) before repairing the board. Check waterproofing before June, because one Hyderabad monsoon is enough to ruin a gypsum ceiling under a leaking slab.
Areas we serve
We install false ceilings across the city, including new flats in Tellapur and Kokapet and older apartments in Kukatpally and Miyapur.

How it works
- Free site visit We measure each room, note slab height, beams, AC positions, existing wiring and any signs of leakage from the slab or bathroom above.
- Design and lighting plan You pick a design per room (peripheral cove, island, stepped or flat) and we mark downlights, cove strips, fan points and curtain pockets.
- Framing Galvanised steel channels are fixed to the slab and walls at the agreed drop, with wooden backing along curtain-track lines and extra support for heavy fittings. Fan rods go through to the slab.
- Boarding and wiring The electrician runs wiring inside the frame, then boards are screwed on, with cut-outs for lights and access points for LED drivers.
- Jointing and finishing Joints are taped and filled with jointing compound, sanded, primed and readied for paint so seams stay invisible.
- Lights and handover Fixtures and cove strips are fitted and tested, the room is cleaned, and we walk you through the finished ceiling.
Frequently asked questions
Is a false ceiling a good idea for a Hyderabad apartment?
A false ceiling is worth it in most Hyderabad apartments when you want concealed wiring, cove or profile lighting, or to hide beams and AC pipes. It also adds a little insulation under hot top-floor slabs. It is less useful in rooms with a low floor-to-ceiling height, where even a 6-inch drop can make the room feel cramped. In those rooms, a slim peripheral design or surface profile lights work better. We check the height and suggest the right design during the free visit.
Which false ceiling is better, PVC or gypsum?
Gypsum is better for living rooms, bedrooms and dining areas because it gives a smooth, paintable, joint-free finish and takes cove lighting well. PVC is better for bathrooms, utility areas and covered balconies because it is waterproof and wipeable. PVC can look less refined in main rooms and may warp near heat sources or on very hot top floors. Many Hyderabad homes use both: gypsum in the dry rooms and PVC in the wet areas. Moisture-resistant gypsum board is a middle option for kitchens.
What is the difference between gypsum and POP false ceilings?
Gypsum and POP come from the same mineral but are installed differently. Gypsum false ceilings use factory-made boards screwed to a steel frame, so the work is faster, cleaner and more consistent. POP (plaster of Paris) is mixed with water on site and applied over a mesh and frame, which allows curves and detailed mouldings but involves more wet work, more dust and a finish that depends heavily on the skill of the crew. For most flats today, gypsum is the practical default.
How much height does a false ceiling reduce?
A false ceiling usually reduces height only where it is built. A peripheral design with a cove for lights typically drops the edges by around 6 inches while the centre stays at slab height. A full flat ceiling that hides AC ducting or deep beams may need 10 to 12 inches or more. In Hyderabad apartments with ceilings of around 10 feet this is fine, but in lower rooms we keep drops minimal or use profile lights instead.
What decides the cost of a false ceiling in Hyderabad?
False ceiling cost in Hyderabad depends on the material (gypsum, POP, PVC or grid), the area covered, design complexity such as layers, curves and coves, the number and type of lights, and extras like access panels, curtain pockets and moisture-resistant boards. Height and access also matter, since double-height villa ceilings need scaffolding. Painting is often quoted separately. Baaft Decor gives a fixed room-by-room quote after a free site visit, and our false ceiling cost guide explains each factor.
Why do false ceilings crack and how can it be avoided?
Hairline cracks in false ceilings usually come from poor jointing, a frame that was not fixed firmly to the slab, heavy fans hung without extra support, or water leaking from the slab or bathroom above. Avoid them by using proper paper tape and jointing compound on gypsum joints, fixing fan rods to the slab rather than the frame, adding support for chandeliers, and fixing any leakage before the ceiling is closed. In Hyderabad, check bathroom and terrace waterproofing before the monsoon, since one wet season can stain or sag a board.
How long does false ceiling work take for a 2BHK or 3BHK?
False ceiling work for the living room and bedrooms of a 2BHK or 3BHK usually takes about one to two weeks for gypsum, covering framing, wiring, boarding and jointing. POP takes longer because of wet work and drying before painting. Painting and light fitting come after that. Work goes faster in an empty flat than an occupied one, and gated community working-hour rules can stretch the schedule, so we plan around both.
Can a false ceiling be added in a home we already live in?
Yes, a false ceiling can be installed in an occupied home, but it is dusty work. Gypsum is cleaner than POP, which helps. Furniture is moved or covered room by room, floors are protected, and the electrician reroutes lights inside the new frame. Expect each room to be out of use for a few days, plus painting afterwards. If you are planning new curtains or wall panels too, do the ceiling first so tracks and panels line up with it.
