  5. Furnishing a Hyderabad Home, Neighbourhood by NeighbourhoodWhat a Hyderabad home needs depends a lot on where it is.

The possession letter arrives, and with it comes a second date: the gruhapravesam, fixed by the family’s priest and not easily moved. Between the two sits an empty flat with bare windows, a granite kitchen slab and no wardrobes. Most families lose time in that gap for one reason. The trades turn up in the wrong order. This guide is the full picture, from handover day to the first monsoon in your new home, with links to a deeper guide for each step. If you want one team to plan and do it, our new home furnishing service in Hyderabad starts with a free measurement visit on or just after handover day. If you only need the essentials covered, our home furnishing packages bundle them by flat size.

What happens between possession and move-in?

Five stages, roughly in this order:

  1. Handover. Inspect the flat, record snags, measure everything for furnishing.
  2. Decide and order. Wardrobes, the kitchen and anything else made to measure.
  3. The dusty work. Electrical changes, any false ceiling, then carpentry.
  4. Finishes. Floors and walls, then curtains, blinds, mesh and grills.
  5. Move in, then phase in the rest over the first few months.

One rule ties them together: measure early, install the soft things last.

What do builders in Hyderabad hand over, and what’s left for you?

Builders hand over a finished shell, not a furnished home. Specification sheets for the big West Hyderabad towers typically promise vitrified tile floors, a granite kitchen platform with a stainless steel sink, bathroom fittings, doors, windows and concealed wiring and plumbing. They rarely mention curtains, blinds, wardrobes, kitchen cabinets, mosquito mesh or balcony grills.

AreaUsually handed overWhat you still arrange
Windows and sliding doorsFrames and glassCurtains or blinds, tracks, mosquito mesh
BalconiesRailing or parapetInvisible grills, balcony blinds, flooring or grass
BedroomsBare walls, light pointsWardrobes, lofts, a headboard or panel wall
KitchenGranite platform, sink, plumbing pointsModular cabinets, tall units, chimney and hob fitting
CeilingsPainted slab, light and fan pointsLight fittings, fans, an optional false ceiling
Walls and floorsPaint, vitrified tilesWallpaper, panels, rugs, any wooden or SPC flooring
Utility and bathroomsTaps, sanitaryware, geyser pointsMirror, towel rods, a blind if overlooked, storage

Specifications change between projects and sometimes between phases of the same project, so read your own sale agreement line by line. A brochure that says “modular kitchen” may mean only the platform.

Plan of a typical new 3BHK with builder items in grey (tile floors, window and door frames, balcony railing, granite platform and sink, light and fan points) and owner items in colour (wardrobes, kitchen cabinets, curtains or blinds, mosquito mesh and invisible grills)
The builder hands over the shell shown in grey; everything in colour is still yours to arrange, so read your own sale agreement line by line.

Handover day: snag first, measure second

Handover day is the most useful day in the whole project, if you use it for two jobs.

The first is the snag list. Walk every room slowly. Sliding windows that don’t close flush, outer tracks that spill water into the room when you pour a mug in, hollow-sounding tiles, damp patches near windows and bathroom walls, dead sockets, slow drains. Photograph each defect with the date and get the builder’s written acknowledgement. This matters later. Under Section 14(3) of the Real Estate (Regulation and Development) Act, 2016, defects in structure, workmanship, quality or services that you report within five years of possession must be fixed by the builder without charge within thirty days. In Telangana, complaints go to the Telangana Real Estate Regulatory Authority.

The second job is measuring. Measure every window and sliding door (width and height at three points, frame to ceiling, and the wall space beside it), every bedroom wall that might take a wardrobe, the kitchen run and its points, every balcony opening and the lift door. Snags and measurements belong together: a sliding door that doesn’t close flush will also catch a curtain or foul a mesh frame. Our flat handover checklist lists what to carry, the documents to check (possession letter, occupancy certificate, meter readings), a room-by-room snag list and what to measure. It also explains why repairs come first: builders may refuse to fix an area your contractor has drilled or covered.

In what order should you furnish a new flat?

Delays in new flats come from sequence far more often than from slow workers. This is the order our new home furnishing team plans for a typical apartment getting wardrobes, a modular kitchen, curtains, blinds and mesh:

WeekStageWhy it sits here
0 to 1Snag inspection and full measurementEverything else is built from these numbers
1 to 2Finalise and order wardrobes and kitchenThey take the longest to make
2 to 4Electrical changes, false ceiling with track backing; choose curtain fabricsHas to happen before carpentry closes walls
3 to 6Wardrobes, kitchen and TV unit installed; curtains, blinds and mesh made meanwhileMade in parallel, fitted after the ceiling
5 to 7Any new flooring, paint touch-up, wallpaper or panelsAfter carpentry dust, before fabric arrives
6 to 8Curtains, blinds, mesh and grills, then a deep cleanFabric never sits in sawdust or paint

Kitchen and wardrobe installation takes several days each and depends on factory dates, so keep a few days of buffer. Essentials only (curtains, blinds and mesh) can be ready in two to three weeks. Our furnishing before gruhapravesam timeline counts back from the muhurtham: eight weeks or more for the full scope, four to six for curtains, blinds, mesh and the kitchen (some wardrobes land after), two or three for curtains, mesh and kitchen basics. It also covers why families miss the date and how to protect curtains during the homam.

Timeline across eight weeks from possession letter to gruhapravesam: inspect and measure, decide and order, ceiling and electrical, carpentry installed, floors and walls, then curtains, blinds and mesh last, with wardrobes and the kitchen made off site in parallel
Fabric goes in last so it never sits in sawdust or paint, while wardrobes and the kitchen are made off site during the ceiling and electrical work.

What does the gruhapravesam actually need?

Less than people think. Traditions differ, so confirm with your elders and purohit, but most houses need a working stove with its gas or induction connection (many families boil milk on it as part of the ritual), even if the cabinets aren’t finished. Add a clean pooja space with a light point, working lights and fans, and seating for the priest and guests. The homam makes smoke, so sliding doors stay open, which is where mosquito mesh earns its place. Many families stay the first night, so beds and bedroom curtains matter more than the sofa.

The sofa, rugs, wallpaper and a feature wall can follow. Families often hold the ceremony with some rooms closed and unfinished, then complete them over the next couple of months. The side benefit: you choose finishes after living in the light and the space, not from a brochure.

Room by room: what’s needed before move-in and what can wait

RoomBefore move-inCan follow in the first months
Living and diningSheer plus dimout or blackout curtains, lights and fans, mesh on the sliding door, dining table and chairsSofa, rugs, TV wall, feature wall, crockery unit
BedroomsWardrobes, beds, blackout curtains or blinds, meshHeadboard, dresser, study table, wallpaper
Kitchen and utilityBase and wall cabinets, chimney, mesh on the windowTall unit, extra pull-outs, utility storage
BathroomsMirror, towel rods, a blind or frosted film if overlookedVanity upgrade
BalconiesGrills or invisible grills if there are children or pets, mesh doorBalcony blinds, artificial grass, seating
PoojaA clean shelf or a simple unitA full pooja unit with panelling and lighting

Our new home furnishing checklist starts with eight must-haves, including anti-termite treatment before any wardrobe or kitchen cabinet is fixed, since nobody can treat behind them later. It then goes room by room and lists the Hyderabad items people forget, like keeping curtain tracks clear of the split AC and checking bathroom-shared walls for damp before a wardrobe goes on. For a 3BHK, the room-by-room 3BHK furnishing guide starts by deciding what each bedroom is for: full blackout in the master; a cordless blind in a child’s room; light, easy-to-draw curtains for parents; an adjustable zebra or venetian blind in a study. It ends with a three-phase plan and the mistakes we see most, such as wardrobes on bathroom walls.

Moving from a rented flat: what to bring and what to leave

Some furniture from a rented flat is worth keeping.

  • Curtains. New flats often have taller windows than the rental. Shortening a curtain is easy; lengthening one usually isn’t. Measure before you decide.
  • Sofas. A sound frame is worth keeping, and reupholstering it in a fabric chosen for the new room usually costs less than buying the same quality new. Measure the lift car and door against the sofa before moving day, especially L-shapes and recliners.
  • Blinds and rugs. Rugs move easily. Blinds made to measure for the old windows rarely fit the new ones.

Bought a villa? A few extra things

Villas follow the same order with a few problems of their own. Staircase and double-height windows need long drops and often a long wand or motorised curtains or blinds, because the top of the glass is out of reach. Terraces and sit-outs suit outdoor blinds and artificial grass. More floors means more mesh and a lot more measuring, so allow an extra week for the same scope, and plan curtains, blinds and mesh as one whole-house set. Villa communities usually add rules on terrace sheds, pergolas, exterior paint and compound walls on top of the normal interior rules, so ask for the villa guidelines specifically.

How should you budget for furnishing a new home?

We won’t put a number here. Two 3BHKs in the same tower can need very different things, and any figure without your window count and finishes behind it is a guess. What we can do is show you how to build a budget that holds.

Start with a full list, even of things you won’t buy this year. Then sort it three ways:

  • Before move-in, and hard to change later. Wardrobes, kitchen cabinets, wiring changes, a false ceiling if you want one. Spend properly here, because redoing built-ins means paying twice.
  • Before move-in, but easy to upgrade. Curtains, blinds and mesh. Put good tracks and linings in the bedrooms and keep the rest simple if money is tight.
  • Can wait. Sofa, rugs, wallpaper, panels, decor. This is where families overspend in the first rush, and where waiting a few months gets you better choices.

What moves the cost: the number and size of windows, fabric grade and lining, blind type and any motors, wardrobe and kitchen board grade, shutter finish and hardware, ceiling area, and access on high floors. Ask for an itemised quote so you can drop or phase lines without redrawing the whole plan. If you’d rather buy the soft side as a bundle, our home furnishing packages group curtains, blinds, wallpaper, upholstery, mesh and flooring by home size, from a 2BHK to a villa. For the built-in side, the 2BHK and 3BHK interior cost guide shows where the money goes (the kitchen and wardrobes take the biggest share), what a quote should list, and the costs people miss, such as electrical rework, appliances and GST. The home interior design guide covers planning the full interior.

High-rise flats: what changes on the upper floors?

Most new possession in West Hyderabad is in tall towers, and height changes several decisions:

  • Floor-to-ceiling glass. Nothing shades the upper floors, so west and south glass takes the full afternoon sun. Stop it close to the glass with a sunscreen roller or blackout blind, then add a dimout or blackout curtain on a ceiling track.
  • Night privacy. A sheer hides the room by day only. After dark, with your lights on, the tower opposite sees through it, so bedrooms need an opaque layer.
  • Wind. Open a sliding door high up and a loose blind turns into a sail. Use weighted hems on curtains, bottom-weighted rollers or side channels on blinds, and no venetian slats beside a door you open. Fix brackets into the slab or wooden backing, never gypsum board alone.
  • Falls. The open gap above a balcony railing is the main worry for families with small children. Invisible grills close it without blocking the view. In children’s rooms, choose cordless or motorised blinds.
  • Logistics. Wardrobe panels and long tracks go up in the service lift, which has to be booked, and in handover months many owners in the tower want it.
  • Measuring tall glass. Slabs in new towers are rarely level. Measure the drop at both ends and in the middle, and use the shortest figure.

The high-rise apartment window solutions guide compares sheers, sunscreen rollers, zebra blinds and dimout and blackout curtains for heat, glare and night privacy, and explains when motorised tracks earn their place (plan a power point at the head of the window before painting). For grills, mesh and balcony blinds together, see our balcony and window safety guide.

Gated community rules: ask before you order

Nearly every Hyderabad gated community runs interior work under rules. Expect a fit-out form, a refundable deposit, registered worker passes, fixed hours for noisy work, service-lift booking and debris rules. Anything visible from outside, such as grills, mesh frames and balcony blinds, often has to match an approved design or colour. And in many new towers built with aluminium formwork (often called Mivan), most internal walls are load-bearing concrete, so cutting them is off the table.

Our guide to gated community interior rules in Hyderabad explains where the rules come from (the builder’s fit-out manual until the owners’ association takes over, then its bye-laws), why invisible grills are often easier to approve than conventional ones, and an eight-step route to approval. Strict work hours can stretch a three-day job to four or five, so build that in. Ask the facility office for the fit-out guidelines on handover day, in writing.

NRI owners: furnishing a Hyderabad flat from abroad

If you’re working overseas, you don’t need to fly in to furnish a new Hyderabad flat. What it takes:

  1. A local representative with the keys: a relative, friend or property manager who can meet us, sign the association’s forms and receive deliveries.
  2. Photos and video on WhatsApp. We measure with your representative, and we can share photos and video on WhatsApp so you see the flat from abroad.
  3. Samples in hand. Your representative sees fabric and laminate samples in the flat’s own light and sends photos.
  4. A written, itemised quote that you approve before anything is made.
  5. A fixed core scope. If the gruhapravesam is timed for a trip home, fix the ceremony essentials (kitchen, pooja space, bedroom curtains, mesh) and keep the rest optional until you see the house.

Where in Hyderabad are new homes being handed over?

Most new supply is in the west and north. Anarock’s Q1 2026 Hyderabad report counted about 19,300 units launched and 12,400 sold in that quarter, and its West zone takes in Gachibowli, Kondapur, Tellapur, Manikonda, Kokapet and Madhapur, among others. Big handovers are under way as well: GHR Infra’s Callisto project in Kollur, with 1,190 apartments, began Phase 1 handovers in 2026. These are public market facts, not a list of our jobs.

Different parts of the city bring different furnishing problems. Our guide to Hyderabad homes by neighbourhood splits the city into six zones, says what to plan for in each and links the area pages. IT-corridor towers in Kokapet, Narsingi and the Financial District bring wind, unshaded west sun, construction dust and bare-shell handovers. The north-west belt from Kukatpally to Tellapur and Kollur mixes colony flats with odd window sizes, township towers and villas. Banjara Hills homes have big non-standard windows and good sofas worth reupholstering. Within Secunderabad cantonment limits, structural changes need Board approval, so curtains, wallpaper and upholstery do the updating. The old city has grilled openings in every size, and outer-ring villas have far more windows than a flat. Every locality we cover is on our service areas page.

Your first year in the new home

The work doesn’t quite stop at move-in.

  • Dust from the neighbours’ fit-outs. Towers stay dusty for months while other flats are fitted out. Keep curtains tied back and blinds rolled up, and vacuum the mesh every few weeks.
  • The first monsoon. It’s the real test of a new flat. Check wardrobe backs on bathroom and external walls after the first heavy rains, and watch the corners of windows for seepage.
  • Defects that show up late. Report them in writing. The five-year window under RERA covers defects that appear after you move in, not just the ones you found on handover day.
  • Phase two. After a few months in the space, choose the sofa, rugs and feature walls you held back on.

Mistakes we see in new flats

  • Leaving the wardrobe and kitchen decisions late. The factory slot goes to someone else, and two weeks disappear before the muhurtham.
  • Measuring from the brochure plan instead of the actual flat.
  • Fitting a wardrobe or curtains over a snag the builder hasn’t fixed yet.
  • Hanging curtains before carpentry, then washing sawdust out of new fabric.
  • Skipping mesh because “it’s a high floor”. Mosquitoes still reach upper floors through lifts, stairwells and open balcony doors.
  • Ordering grills or balcony blinds before the association has approved the design.
  • Spending the whole budget before move-in, with nothing left for the needs you only discover after living there.

Frequently asked questions

When should I start furnishing a new flat in Hyderabad?

Start planning the week your possession letter arrives, and book a measurement visit for handover day or the days just after it. Wardrobes and modular kitchens take the longest to make, so their measurements should be final within the first one to two weeks. Curtains, blinds and mosquito mesh are measured on the same visit but fitted last, after painting and carpentry, so they stay clean. Starting this early is what lets most families finish the essentials before their gruhapravesam date.

What do builders in Hyderabad usually hand over in a new flat?

Most Hyderabad builders hand over a finished shell: floor tiles, painted walls, a granite kitchen platform with a sink, bathroom fittings, doors, windows, and concealed electrical and plumbing lines. Curtains, blinds, wardrobes, kitchen cabinets, mosquito mesh and balcony grills are rarely included. So a new owner usually still needs window coverings, storage, kitchen cabinetry, safety grills, light fittings and any wallpaper or panelling. Specifications differ between projects and even between phases, so read your own sale agreement before you plan.

How long does it take to furnish a new flat before moving in?

Furnishing a new Hyderabad flat with wardrobes, a modular kitchen, curtains, blinds and mosquito mesh usually takes about six to eight weeks from the first measurement, and a 3BHK can take six to ten. A false ceiling, wall panelling or new flooring can add one to three weeks. Essentials only, meaning curtains, blinds and mesh, can be ready in two to three weeks. The biggest delays come from late design decisions, changes after production starts, association work-hour limits and waiting for the service lift during busy handover months.

What must be ready in a new home before the gruhapravesam?

For the gruhapravesam itself, a new home needs a working stove and gas or induction connection for boiling milk, a clean pooja space with a light, running water, working lights and fans, and seating and floor space for the priest and guests. Many families stay the first night, so bedrooms need beds and curtains. Mosquito mesh earns its place because sliding doors stay open to clear the smoke from the homam. A sofa, rugs, wallpaper and feature walls can follow over the next few months, once you have lived in the space.

How long does a builder have to fix defects in a new flat under RERA?

Under Section 14(3) of the Real Estate (Regulation and Development) Act, 2016, if a buyer reports a structural defect or a defect in workmanship, quality or services within five years of the date of possession, the builder must fix it without charge within thirty days. If the builder fails to, the buyer is entitled to compensation under the Act. In Telangana, complaints go to the Telangana Real Estate Regulatory Authority. Report snags in writing with dated photos, and keep the possession date on record.

How should I budget for furnishing a new home?

Budget for a new home by listing everything first, then splitting it into three groups: items that must be done before move-in and are hard to change later (wardrobes, kitchen cabinets, wiring, any false ceiling), items needed before move-in but easy to upgrade later (curtains, blinds, mesh), and items that can wait (sofa, rugs, wallpaper, decor). Spend properly on the first group. Ask for an itemised quote so you can drop or phase lines without redrawing the plan, and keep some money back for needs you discover after moving in.

Can NRI owners furnish a Hyderabad flat without travelling?

Yes. NRI owners can furnish a new Hyderabad flat without travelling, as long as someone local can hold the keys and sign for access with the association. Baaft Decor does the measurement visit with that person, and we can share photos and video on WhatsApp so the owner sees the flat and the samples from abroad. A relative can look at physical fabric samples on the owner's behalf. The owner approves a written, itemised quote before anything is made. Naming one family member who can approve small changes quickly saves days.

Do I need association approval before furnishing a flat in a gated community?

Usually, yes. Most Hyderabad gated communities ask owners to submit an interior work form, pay a refundable deposit, register every worker, book the service lift and keep noisy work within fixed hours. Items visible from outside, such as balcony grills, invisible grills, mesh frames and balcony blinds, often have to match an approved design or colour. Cutting walls or moving wet areas is generally not allowed. Ask the facility office for the fit-out guidelines in writing at handover, and get approval before ordering anything that faces outward.

Is a furnishing package better than furnishing room by room?

A furnishing package suits new-home owners who want curtains, blinds, mesh, wallpaper and upholstery planned together, measured in one visit and fitted in one sequence before move-in. Furnishing room by room suits people who want to spread spending over months or already own some pieces. The work is the same either way; what changes is scheduling. With a package, nothing is forgotten and trades don't clash. Room by room, make sure the first rooms you do don't block later work, such as ceiling tracks that need backing installed early.

What should I measure on handover day?

On handover day, measure every window and sliding door: opening width and height at three points, because new openings are rarely square, plus frame to ceiling, wall space beside the frame and sill depth. Then measure ceiling height in each room, bedroom walls for wardrobes (noting switchboards and AC points), the kitchen run with the sink, gas and electrical points, balcony width and railing height, and the lift door. Note which windows face west and any sliding door that doesn't close flush. Baaft Decor does this measurement free.
